Why even bother with commercial roof repair? You’ve gone this long and never had a problem, right?
Except, the longer you go without repairing your commercial roof, the closer you get to an unexpected roof leak. When that happens, anything that’s under your roof is at risk. All your inventory, all your equipment, your entire business.
So why bother with getting a commercial roof inspection and fixing any issues? Because the sooner you do, the sooner you protect yourself against a potentially costly catastrophe.
3 Reasons Why Fall is the Best Time for Roof Repairs on Commercial Buildings
-
The Weather is Almost Perfect (for roof repairs that is!)
Yes, fall weather might not feel like the best. But it’s usually drier and calmer than most people realize. And temperatures are still warm enough for roofing repairs to take hold. It all adds up to making fall a great time to assess your roof and get it ready for winter.

You Don’t Want to Go Into Winter with Even Small Roof Damage
If fall is a great time for your roof, winter might be the worst. It’s not the cold, or the snow and ice. It’s the freeze/thaw cycles. On warmer winter days, or if your roof insulation is a high enough R-value, snow and ice will melt. The resulting water will drain into every nook and cranny on your roof, especially flat roofs.
When temperatures drop below freezing again, that water freezes and expands as it does. That expansion can turn a tiny hole or crack in your roof into a large enough opening to let water into your roof and potentially into your building.

Most Roof Damage is Done in Spring & Summer
The freeze/thaw cycles are prevalent in spring while temperatures still fall below freezing. Summer’s sun bakes on your roof all day in the summer, drying out roofing materials. Again, if you let even slight roofing damage go too long with repairing it, you run the risk of a leaky roof. Fall is your first and best opportunity for repairs after the damage that spring and summer may have caused.
