Look for These Signs That You Need Roof Replacement
If one or more of the following points are true about your roof, it’s time to consider a new roof. If you’re still not sure, then you should at least get a professional roof inspection for an expert analysis of the condition of your roof.
- The Condition of Your Asphalt Shingles – While you may suffer damage to some shingles due to a storm or critter traffic, it doesn’t necessarily mean you need a new roof. But, if a problem persists across many shingles or the entire roof, and there’s no other apparent reason for it, then it might be time to reroof.
Look for curled, damaged or missing shingles. Also, look for shingles where the surface granules have worn away leaving the shingle unprotected against the elements and damage.
- Moss and/or Mold Growth – Do you notice a dark stain across a section of or your entire roof? It’s very likely a sign of moss or mold growth on your roof. It’s also a sign of moist conditions on your roof. And it might mean you need to replace the roof.
- A Sagging Roof – Your shingles may be intact and clean, but if you notice the roof has begun to sag or curve, you might have a problem. A sagging roof can be a sign of water damage to the roof deck and/or other parts of your roof support system. The sag must be fixed asap to avoid more costly damage, and that means installing a new roof.
- Your Roof is 15 Years Old or Older – Asphalt shingle roofs will last an average of 20 years. As it ages, the line between it giving your home full protection, and it suffering a costly leak, becomes thinner every year. If you at all suspect you need a roof replacement, and the roof is older, then think about reshingling your roof.
