How Long Does a Roof Last?

It’s the only thing between you and the elements. So you can’t be blamed for wondering just how long a roof lasts.

The Factors that Determine How Long Your Roof Lasts

From the type of roof to how well the roof was installed, there are many different elements that combine to determine how long it will be before it’s time for a new roof.

  1. Roofing Materials – The roofs on about 70% of Ottawa area homes are topped off with asphalt shingles. Depending on the quality of the roofing shingles you choose, they can have a life expectancy of 15 to 25 years, with an average of 20 years. 
  2. Roof Support System – While the shingles are what you see, the roof system that supports them is key to avoiding premature roof replacement.  The rafters in your attic are covered with a roof deck, which is in turn protected by underlayment and finally the shingles. If any of them are not properly installed by your roofing contractor, not only can it limit the life of your roof, but it can result in costly water damage to your home. 
  3. Roof Ventilation – The openings in your roof’s soffit, and the vents on your roof, allow fresh, dry air to circulate through your attic. If your roof ventilation system is not balanced for your roof, it can result in moisture damage, higher energy costs and shorter roof life. 
  4. Flashing – Installed around the base of vertical surfaces on your roof, like chimneys and skylights, flashing keeps water from getting into your attic. If it isn’t installed properly or isn’t of good quality, it can mean you’ll need to replace your roof sooner than later.
