What Type Of Roof Is It?

If you are thinking of buying a home, you may not be aware of what type of roof it has. Knowing the materials of the roof can impact the value of the home and quality of the roof. It can help you figure out the roof’s expected performance, longevity, and potential repairs. 

How Old Is It?

Roofs have a lifespan. At some point, they need to be replaced. Knowing the age of your roof can give you insight on it’s condition and whether or not you will have to worry about it wearing. You can also ask about the condition of the roof. This way, you are made aware of any problems the roof may have. 

Is The Roof Ventilated?

Attic ventilation helps keep your roof healthy. It prevents too much heat from getting absorbed and can help prevent ice dams in the winter. Make sure you ask your roof inspector whether or not the attic is properly ventilated so the air circulating is the same temperature as the outside air. 

Are There Holes Or Cracks 

Your inspector will most likely check for holes and cracks. They may also look for minor damage, particularly on newer or old roofs. If there are any holes or cracks, animals may be able to get in your home. Additionally, you may find that minor roof leaks occur due to rain or snow.
